Avian Glen Capital Improvement Committee
January 28, 2009
Present: James Murphy, Bryan Klepinger, Mike Johnson, Jim Hehren, Eric Gilbert, Bob Percy
Meeting notes:
Consensus from all committee members – Avian Glen must be kept in a condition that is fresh, updated, and attractive to current and potential residences. Ideas discussed that would elevate Avian Glen as a mature neighborhood with a new look: Pool/Clubhouse, tennis/basket ball court, street lighting, street signs.
The following topics where discussed
 Discussion of funding
o Funding for the projects: One Time Assessment, Increased Annual Dues, Increased New Neighbor Assessment, fundraisers. Refer to Board for the final approach
 Operating expenses
o Current Include: Pool, Landscaping, common areas
o Future Might Include: Pool House, Street lights.
 Where Do We Go From Here?
o Pool, club House, basketball/tennis court area. Bryan will start talking to Architects about ideas.
o Street Lighting and Signs. Eric Gilbert will work with Cindy to provide pricing
o Update Board - James Murphy will update the board. Suggest a Reserve study and to survey homeowners to prioritize capital improvements
